For example if an investor has £100,000 cash available, subject to Mortgage Lenders conditions on Loan to value, rather than investing £100,000 in a single property that might increase by say 5% pa, giving a £5,000 growth, three properties at £100,000 each can be bought (with deposit funds and a buy to let mortgage) giving the Investor a £300,000 portfolio. An annual increase of 5% thus producing £15,000 rather than £5,000 pa *
